What equipment is used for mold remediation?
Mold remediation uses four kinds of equipment: negative air machines to keep spores inside containment, HEPA air scrubbers to clean the air, HEPA vacuums to clean surfaces after removal, and dehumidifiers to dry the structure so growth doesn’t return. Moisture meters confirm the job is actually dry.
| Equipment | Job on a mold project | Example unit (manufacturer spec) |
|---|---|---|
| Negative air machine | Exhausts filtered air out of containment so pressure inside stays lower than outside | Abatement Technologies Predator 750: 200–750 CFM, HEPA 99.97% at 0.3 µm, 1.9 A |
| HEPA air scrubber | Recirculates and filters air in the work area to lower airborne spore counts | Dri-Eaz DefendAir HEPA 500: 250–500 CFM, 3.0 A; Phoenix Guardian R |
| HEPA vacuum | Removes settled spores and debris from surfaces after demolition and sanding | Nikro HD15110-S: 15 gal, 115 CFM, HEPA 99.99% at 0.3 µm; Pullman Ermator S26 |
| Dehumidifier | Drops relative humidity so materials dry and mold can’t regrow | Phoenix 200 MAX LGR: 133 AHAM pints/day; Phoenix D385 desiccant: 385 CFM |
| Moisture meter | Finds the wet source and verifies materials are dry before rebuild | Protimeter Surveymaster (pin + pinless); Delmhorst BD-2100 |

How do containment and negative air work?
Containment seals the moldy area with poly sheeting and a zippered entry, and a negative air machine exhausts HEPA-filtered air out of it. Because more air leaves than leaks in, air flows into the work area through every gap, so spores disturbed during removal can’t drift into clean parts of the building.
The EPA’s Mold Remediation in Schools and Commercial Buildings guide scales containment to the size of the contaminated area:
- Small: 10 sq ft or lessGenerally no containment beyond careful work practices.
- Medium: 10–100 sq ftLimited containment — a single poly layer around the work area under negative pressure.
- Large: over 100 sq ftFull containment — double poly, a decontamination chamber and negative pressure with HEPA exhaust.
How to size negative air: the ACH formula
Required CFM = containment volume (cu ft) × target air changes per hour ÷ 60. Four air changes per hour is a common minimum for containment, and many project specifications call for six or more.
Worked example: a 20 × 15 × 8 ft basement containment is 2,400 cu ft. At 6 ACH: 2,400 × 6 ÷ 60 = 240 CFM. One Predator 750 covers it, and the manufacturer rates it for 6 ACH in up to 7,500 cu ft. Use the air scrubber and ACH calculator for your space, and derate for filter loading and long duct runs.
Negative air containment in NY: New York State’s Mold Program (Labor Law Article 32) requires licensed assessors and remediators for projects over 10 sq ft. We supply the negative air machines, scrubbers and HEPA vacs those licensed contractors spec, with delivery across NYC, Long Island and the Hudson Valley through our New York service area.
Air scrubber vs. negative air machine: what’s the difference?
The difference is mostly how the machine is set up. An air scrubber recirculates filtered air inside the room; a negative air machine ducts its filtered exhaust outside the containment to create negative pressure. Many HEPA units can do both, which is why contractors often rent the same model for either job.
| Air scrubber (recirculating) | Negative air machine (exhausting) | |
|---|---|---|
| Airflow path | Pulls room air through HEPA and returns it to the same room | Pulls containment air through HEPA and ducts it outdoors or outside containment |
| Main goal | Lower airborne spore and dust concentration | Keep containment at negative pressure so spores can’t escape |
| Ducting | Optional | Required: lay-flat duct on the exhaust |
| Sized by | Air changes per hour in the room | Air changes per hour plus a verified pressure differential |
| Typical use | Adjacent rooms, post-removal cleanup, occupied spaces | Inside containment during demolition and removal |
| Rent it | Air scrubber rental | Negative air machine rental |
Do you need a HEPA vacuum for mold remediation?
Yes. A HEPA vacuum captures particles down to 0.3 microns at 99.97% efficiency or better, while an ordinary shop vacuum blows fine spores straight back into the air. HEPA vacuuming after removal and before final cleaning is standard practice under IICRC S520 and EPA guidance.
What humidity level stops mold growth?
Keep indoor relative humidity below 60%, ideally between 30% and 50%, and dry wet materials within 24–48 hours. Those are the U.S. EPA’s targets in A Brief Guide to Mold, Moisture, and Your Home. Removing mold without fixing the moisture just means removing it again later.
An LGR dehumidifier handles most basements, crawlspaces and finished rooms. Rent a desiccant dehumidifier for cold spaces, unheated crawlspaces, or dense materials like plaster and hardwood. Size it with the dehumidifier sizing calculator; for warehouses and large buildings see commercial dehumidifier rental.
Hold the air movers. Don’t blow air movers across active growth — it spreads spores. Run them only after contaminated material is removed and HEPA-cleaned, the opposite order from a clean water damage drying job.

What does IICRC S520 say about mold remediation?
The IICRC S520 Standard for Professional Mold Remediation says the goal is to physically remove mold and return the building to normal fungal ecology, not just kill it with chemicals. It defines three conditions:
- Condition 1 — normal fungal ecologyThe background level of mold found in a typical indoor environment.
- Condition 2 — settled sporesContamination from spores or fragments that drifted in from a Condition 3 area.
- Condition 3 — actual growthActive or dormant mold growth on building materials or contents.
Every S520 workflow relies on the same rentals: containment held under negative air, HEPA filtration while you work, HEPA vacuuming, and dehumidification so the moisture source is controlled. Worker protection follows OSHA mold guidance. Our company is IICRC-certified and NORMI-certified, and our team knows how these jobs are run.

Mold Remediation Equipment Rental FAQ
Where can I rent remediation equipment?
Restoration Equipment Supply rents remediation equipment — negative air machines, HEPA air scrubbers, HEPA vacuums and dehumidifiers — with delivery across NJ, NY, CT, PA, NC, SC and FL. Call (973) 685-4030, 24/7.
Where to buy temporary containment and negative air units rental for abatement projects?
Rent the negative air units from us and buy containment materials — poly sheeting, zipper doors, tape, support poles — from a restoration supply house, since they are single-use. Tell dispatch your containment size and we’ll size the negative air and HEPA filtration to match.
Can I rent an air scrubber for mold?
Yes. HEPA air scrubbers rated 99.97% at 0.3 microns, from 250 to 750 CFM, are our most-rented mold equipment. Size them by air changes per hour with the air scrubber calculator.
Can I rent a HEPA vacuum for mold?
Yes. We rent HEPA vacuums and HEPA dust extractors for cleaning surfaces after mold removal. Never use a standard shop vac on mold — it exhausts spores back into the room.
What dehumidifier for mold rental do I need?
For most basements and finished spaces, an LGR dehumidifier keeps relative humidity under the EPA’s 60% ceiling. For cold crawlspaces, plaster or large commercial areas, rent a desiccant. Use the sizing calculator to pick the capacity.
Do you rent negative air containment equipment in NY?
Yes. We deliver negative air machines, HEPA scrubbers and HEPA vacs across New York, including NYC, Long Island and the Hudson Valley. New York mold projects over 10 sq ft must use licensed remediators under Labor Law Article 32.
Is restoration and remediation rental one order or two?
One. Many jobs need both water drying and mold control, so we stage air movers, dehumidifiers, scrubbers and negative air together. See our water damage equipment rental page for the drying side.
Do you rent water remediation rental equipment too?
Yes. Water remediation equipment — air movers, LGR and desiccant dehumidifiers, scrubbers and generators — ships the same way, sized to IICRC S500, often same-day.
